SDA stands for “Specialist Disability Accommodation”. It refers to housing that has been specially designed or modified to suit the needs of people with significant functional impairment and complex support needs.
SDA is a category of support under the National Disability Insurance Scheme (NDIS) that provides funding to the participants for either high physical support homes, robust homes, fully accessible homes or improved livability homes. The goal is to enable people with high support needs to live independently in the community.
SDA homes are purpose-built to provide a high level of accessibility and safety, with features like wide hallways and options such as automated doors, ceiling hoists and assistive technology. They are designed to enable greater independence, choice and control for residents.
The Design Categories
There are four main SDA design categories.
Improved Livability: The Improved Livability design category is a new addition to the SDA framework, introduced in 2021. These homes are designed to enhance the quality of life for residents by incorporating features that promote independence, comfort and social inclusion, such as increased circulation space, assistive technology and designated spaces for therapy and socialising.
Fully Accessible: Fully accessible homes are designed to accommodate people with significant physical impairment, with features like height-adjustable benches, accessible bathrooms and easy-to-use controls.
Robust: Robust homes are designed for people who may display behavioural characteristics. These homes feature reinforced walls, tamper-proof fixtures and secure outdoor areas.
High Physical Support: These homes are designed for people who require very high levels of physical support, with features like ceiling hoists, wider doorways and increased circulation space.
